How Much Does a Kitchen Remodel Cost in 2026? (Philadelphia & Main Line)

    June 15, 2026 9 min read
Short answer: in 2026, a kitchen remodel in the Philadelphia and Main Line market runs roughly $15,000–$30,000 for an entry-level refresh, $30,000–$75,000 for a mid-range remodel, and $75,000–$150,000+ for a fully custom high-end build. Cabinetry, stone, and labor account for most of the variance; everything else is rounding.

What does a kitchen remodel actually cost in 2026?

The figures below are turnkey installed estimates Icon Kitchen & Bath uses when scoping projects out of our King of Prussia showroom. They line up with the 2026 ranges on our pricing.md sheet.
    TierRangeTypical scope
Entry$15,000 – $30,000Cabinet refacing or stock cabinets, entry-level stone counters, refreshed lighting and hardware, paint.
Mid-range$30,000 – $75,000Semi-custom cabinetry, quartz or granite counters, tile backsplash, new appliances, updated lighting and fixtures.
High-end$75,000 – $150,000+Fully custom cabinetry, premium stone (marble, quartzite), pro-grade appliances, layout changes, smart-home integration.
Main Line projects skew toward the mid and high end because the houses are larger and the homeowners pick deeper material specs — not because contractors charge more per square foot in Bryn Mawr than they do in Manayunk.

Where does the money actually go?

Most of a kitchen budget lands in five buckets:
Cabinetry (30–40%) — the single biggest decision. Stock < semi-custom < fully custom, and each step roughly doubles cost. Door style, drawer count, soft-close hardware, and interior accessories all move the number. Counters and backsplash (10–15%) — quartz is the default in 2026 at roughly $70–$120/sf installed; marble and quartzite push $120–$250/sf. Slab selection from a real yard (not a phone photo) is the difference between a counter that reads as built and one that reads as ordered. Labor and project management (20–35%) — demo, framing, drywall, tile setters, finish carpenters, electricians, plumbers, painters, and the PM who keeps them out of each other's way. Appliances (10–20%) — a standard stainless package is ~$5k; pro-grade ranges, panel-ready fridges, and built-in coffee push past $25k easily. Lighting, flooring, fixtures, permits (10–15%) — under-cabinet LEDs, decorative pendants, hardwood or large-format tile, faucets, disposal, permits and inspections.

Why do Main Line kitchens cost more than the same kitchen in the city?

They mostly don't, on a per-square-foot basis. What's different is the houses. A Gladwyne or Villanova kitchen averages 250–400 sf with a separate butler's pantry; a Fishtown rowhouse kitchen is often under 120 sf. The Main Line job is bigger before anyone picks a finish.
Older homes in Ardmore, Bryn Mawr, Wynnewood, and Narberth also tend to surface hidden conditions on demo day — knob-and-tube wiring, cast-iron drains, undersized supply lines — that need fixing before the new kitchen lands on top.

    How should you budget?

Three rules we give homeowners on the first call:
Budget 5–15% of the home's value. Anything less and you'll feel the cuts; anything more usually doesn't return at resale. Hold back a 10–15% contingency in writing, separate from the quote. Old houses always vote. Spend on what you touch every day — cabinetry, counters, faucets, drawer hardware. Save on decorative pieces (lighting, art tile, paint) you can swap later for under $2k.

    FAQ

How long does a kitchen remodel take? A mid-range project is typically 8–12 weeks from demo to punch list; high-end custom builds run 14–20 weeks because cabinet lead times stretch.
Can I live in the house during the remodel? Yes — we set up a temporary prep zone (microwave, fridge, sink if possible) and phase the work. Whole-home jobs are different; see our full interior renovation service.
Do you handle permits? Yes. Permits, inspections, and trade coordination are all in-house. You get one number to call.
Is a kitchen remodel still worth it at resale? In the Mid-Atlantic, a mid-range kitchen remodel still recoups roughly 75–80% at resale per the 2026 Cost vs. Value report; the daily-use value is the bigger return.
